We understand the decisions you make upfront in the design process are usually the most critical. So our unique process provides a strategic advantage over other delivery methods. At the early stages of your building program, we leverage our core assets - architects, engineers and construction professionals - to control costs and to insure constructability of the project.

INITIAL PLANNING & DESIGN Assessment of existing building program – We begin with a detailed and thorough analysis of your existing building program, including a review of all existing architectural plans and conditions, space and strategic plans, master plans and other planning materials. A technical tour of your facility/campus will also be conducted to gain an overall perspective of existing conditions and infrastructure. Plan Development – After completing the evaluation of the existing facilities and reviewing your needs and expectations, the HBE team will develop an approach that will involve innovative ideas and concepts. Within a compressed timeframe, HBE will provide: Detailed schematic drawings   Project development schedule Guaranteed lump sum amount for architectural design, engineering, Group 1 equipment and construction costs.

DESIGN DEVELOPMENT Refining the solution – Once you determine there is value in HBE’s design solution, the following personnel works directly with you: Vice President of Project Development Coordinates HBE internal technical resources to refine our solution so that it is yours Prices the solution Design Architect Works with you and your staff to assure the design solution meets your organizational needs Letter of Authorization   – When you recognize a distinct value in the HBE approach to a design solution and are ready to move forward with HBE on an exclusive basis, a brief Letter of Authorization (LOA) is all that is required. The LOA signifies that the hospital and HBE will work through a planning process intended to result in a specific project. The LOA also clearly spells out HBE's Difference of “no up-front risk” for the hospital. No Financial Commitment – You incur no financial obligation until you are completely satisfied with our proposed design solution. HBE’s policy is to assume major up-front planning and design risk. As the nation’s leading healthcare design-build firm, we are not only large enough to assume such risk, but we believe it is the right thing to do.

CONSTRUCTION DRAWINGS & DOCUMENTS Once the design solution and a guaranteed lump sum price are agreed upon, working drawings will be developed with the hospital’s approval. The costs for the development of working drawings will be billed as the drawings progress.
